My office is in Farringdon. I need to be in the office for 1-2 days a week. My budget is around £800-900 (including bills). I am looking for either a flat-share or a small studio.

Should I stay in London – if yes, which areas should I search?

  1. What’s wrong with in or around Farringdon? You’ll get so much more for your money there than the crappy little hole you’ll get in London.

  2. Just checking op …. is the Farringdon the part of central London, or Farringdon the suburb of Newcastle ?

  3. Assuming it’s Farringdon in London, it’s a *really* well linked station. Check out the stops on the Thameslink line in north and south London, and then put them into Rightmove and you’ll be able to see what you can get.

    You also have the new Elizabeth line going out East, so may be wort doing the same with stops along there.

    The Hammersmith and City line also goes out East, whilst the Hammersmith and City and circle line both go to places in West London you could probably afford.

    Basically it’s so well connected you could live more or less anywhere in London.

    You should be aware though that at that budget you’re looking at a house share or, if you want to live alone, a long commute. I’d go with a flatshare personally, you’ll be able to live somewhere nicer and/or not so far out.

  4. I used to work in Farringdon (London), it’s a pretty cool area but expensive. Most people I knew that lived nearby lived near Caledonian Road station.

    Aside from tube connections, also look at Thameslink trains as they stop at Farringdon

  5. I’m sure you can get a good house/flat share within that budget not far from Farringdon. Since you’re only going in to work once or twice a week, you might want to look further afield (northern suburbs) to get a small flat or studio around zone 5/6

  6. I’m biased towards East London and the Essex border because that’s my area, but I think realistically for that budget you are going to have to look on the outskirts – especially if you’re only in the office a couple of days a week, you want to have a bit more space for the rest of your time.

    Farringdon is proper connected so it’s easy to follow various train lines to the outer zones of London.

    But I think better advice would come from knowing what you like to do in your spare time and what lifestyle you like to lead.

    No two pars of London are the same, it’s more like a bunch of towns and villages clumped together with their own identity so getting the right area really depends on, and eyes I’m going to say it, your vibe.

    Also most flats come unfurnished – so do you have your own furniture or are willing to buy it? If not it will restrict the flats to view bit renting a room will most likely be in a fully furnished place.

    Given how wide the area is that you could live in you may want to budget for housing + commuting transport rather than having a budget for housing alone.

    If you live somewhere on a bus route to Farringdon you could be getting to and from the office for ~£3. If you live much further out you could be paying ten times that per day in the office.
