Hi,

I’m currently exploring the possibility of adding a front porch to my home. It will be approximately 6 square metres (so, big enough that will require planning permission).

I’ve spoken with / exchanged messages with various builders / architects and the indicative cost, on a per square meter basis, has so far varied from £2.5k to £3.5k. I’m in a county adjoining London.

These costs seem very high, relative to most figures I find mentioned in various articles on Google.

So – just wondering two things:

1. What has been the recent experience of others on reddit, in terms of small extensions and the cost of them?
2. For anyone who has similar experience of adding a decent porch, how much utility / joy it has brought you?

  2. 6 square meters is pretty small, you might not require planning permission. Yep 2.5-3.5 per m2 is unfortunately where prices have arrived, it’s gotten expensive

  3. Basic supply costs are still high following the covid spike. A couple of the larger house builders in the UK are still stockpiling so things like wood, plasterboard and plaster. HS2 is pretty much grabbing all the cement / concrete they can get hold off. This means your porch will cost more than it would have a few years ago.
